DSCR Loan Calculator
Check rent coverage and test lender payment requirements.
What DSCR measures
Debt-service coverage compares qualifying income with the required loan payments. Residential rental lenders and commercial lenders may use different definitions. A ratio from rent divided by PITIA is not directly comparable with one based on NOI divided by debt service.
How to Use This Calculator
- Select the income and payment convention relevant to the lender.
- Enter supported rent and the full required housing payment.
- Test lower rent, higher insurance and the lender’s target coverage ratio.

Formulas and Assumptions
This guide explains the core calculation methods. The widget’s detailed assumptions and schedules govern its displayed results.
- Residential rental DSCR = qualifying monthly rent ÷ monthly PITIA
- NOI-based DSCR = annual NOI ÷ annual debt service
- Maximum monthly PITIA = qualifying monthly rent ÷ target DSCR
- Available monthly principal and interest = maximum PITIA − monthly taxes − insurance − association dues
How to Interpret the Results
PITIA means principal, interest, taxes, insurance and association dues. Residential DSCR lenders often use rent/PITIA; commercial analysis commonly uses NOI/debt service. These are different conventions. Confirm the lender’s exact income, vacancy and expense rules. A positive available payment can be converted to principal using the mortgage payment formula.
Use consistent time periods and enter percentages in the format requested by each field. Test conservative assumptions as well as your expected case. Estimates are not a lending commitment or individualized financial, legal or tax advice.

Detailed Methodology and Model Assumptions
Rent Required and Maximum Supported Loan
For rent/PITIA coverage: required rent = target DSCR × PITIA. Supported principal-and-interest payment = rent ÷ target DSCR − monthly taxes, insurance and association charges. Divide that payment by the monthly mortgage payment per dollar borrowed to obtain the coverage-based loan size.
For NOI-based coverage: required rent = (target DSCR × principal-and-interest payment + fixed monthly operating charges) ÷ (1 − vacancy rate − variable operating rate). The denominator must be positive. The lender’s LTV limit can reduce the supported loan further.
Improving Coverage Without Hiding Costs
A larger down payment or lower note rate reduces debt service. Interest-only payments can improve the initial ratio while leaving principal unpaid. Better supported rent and lower recurring property charges can also help.
Qualification and cash flow are different tests. Deduct maintenance, vacancy and management in the cash-flow view even when a residential lender ignores those expenses in its qualifying ratio. Obtain actual reserve, credit and prepayment terms rather than relying on a general benchmark.
Worked Example
Hypothetical illustration: these figures are separate from the live calculator inputs.
Using a rent/PITIA convention, $2,500 monthly qualifying rent divided by $2,000 PITIA gives a 1.25 DSCR. At a target of 1.20, the same rent supports approximately $2,083.33 of PITIA. In a separate NOI-based example, $30,000 annual NOI divided by $24,000 annual debt service also gives 1.25.
What is adequate debt coverage?
A ratio of 1.00 means the numerator exactly covers the denominator under the selected definition. Required cushions vary by lender, loan program and property. A qualifying ratio does not prove that repairs and capital spending are fully funded.
Rules of Thumb, and Their Limits
Do not assume every lender uses the same rent figure or coverage threshold. A gross-rent ratio can look healthy while cash flow after operating costs is thin.
Frequently Asked Questions
Does DSCR guarantee loan approval?
No. Lenders also evaluate the collateral, borrower, liquidity and program requirements.
Should I subtract expenses from rent?
For NOI-based DSCR, yes. For a rent/PITIA loan calculation, follow the lender’s specific convention rather than mixing the two methods.
Massachusetts and Property-Specific Considerations
Use the municipality’s actual assessed taxes and the property’s current insurance and association costs. Local rent evidence, building condition and the transaction’s legal use matter more than a statewide average. Review current lender or tax requirements where applicable.

Coverage Under Lower Rent
| Monthly rent | Monthly PITIA | Rent/PITIA DSCR |
|---|---|---|
| $2,500 | $2,000 | 1.25 |
| $2,250 | $2,000 | 1.12 |
| $2,000 | $2,000 | 1.00 |
The payment stays fixed while qualifying rent falls. A 10% rent reduction takes coverage from 1.25 to 1.125. Expenses excluded from this qualifying ratio still reduce actual cash flow.
Use the Comparison in Your Decision
Change one assumption at a time in the calculator, record the result and compare it with your base case. Then combine adverse assumptions to see whether the plan still fits your cash reserves and objectives. A useful scenario explains what must remain true for the transaction to work.
