A Calculator Is a Screening Tool—not Due Diligence

One number cannot describe an investment. Cap rate excludes financing, cash-on-cash return depends on leverage and cash invested, DSCR depends on how net operating income is calculated, and renovation or resale projections depend on physical condition and market evidence.

Use several calculators to test the same property. Save your assumptions, compare conservative and expected cases, and review the results with qualified lenders, inspectors, contractors, attorneys, accountants, insurance professionals, and other advisers.
