Side Leverages HouseCanarys Google Listings Program for Enhanced Property Insights

Published October 20, 20263 min read

Side has proudly become the first brokerage to partner with HouseCanary in their new Google Listings Program, which provides national-level exposure for their partners’ listings in Google mobile searches, completely free for brokers and agents, as announced on Tuesday.

As part of this agreement, active listings from over 600 partners in Side’s brokerage network across 19 states are now eligible to be featured in a carousel at the top of Google mobile search results in live markets. This integration is facilitated through Side’s collaboration with My State MLS, one of the multiple listing services that has a data agreement with HouseCanary for this initiative.

When users search for homes on Google mobile in the participating markets, listings from Side-affiliated brokerages will appear in a specialized carousel. Each card displays essential property details along with the brokerage’s branding, and it includes a link to a detailed page containing more information, the listing agent’s name, and a direct contact option.

“It’s fantastic to see brokerages like Side taking proactive measures to secure broad exposure for their partners’ listings,” stated HouseCanary CEO Chris Rediger in the announcement. “We are thrilled to assist brokers in taking similar steps to democratize access to listings, which is one of our main goals for this program.”

“At Side, we consistently seek to enhance the tools and opportunities available to our partners,” said Side co-founder and CEO Guy Gal. “We aim to provide a wide array of options so they can operate their businesses according to their preferences.”

What is the Google Listings Program?

Initiated in early 2026, the Google Listings Program represents HouseCanary’s initiative to establish a structured listings feed to Google from participating MLSs. HouseCanary establishes individual data agreements with MLSs to enable their brokerage members’ listings to be featured in the Google interface.

While this marks HouseCanary’s first direct brokerage agreement, all listings in the program—including those from Side—are sourced through MLS data. For Side, this link is facilitated by My State MLS, which offers nationwide services to brokerages. Other MLSs that are currently a part of the program include Arizona Regional MLS, Bright MLS, California Regional MLS, IRES MLS, Permian Basin Board of Realtors, REcolorado, and San Diego MLS.

As part of the agreement with Side, agents from partner firms within Side’s brokerage network will also gain complimentary access to HouseCanary’s “agentic” AI platform. This suite of tools includes comparative market analysis (CMA), ad management, and property intelligence capabilities powered by HouseCanary’s property data and valuation models. For agents at Side, this combination enhances lead generation from Google exposure while providing essential pricing and marketing tools.

The Google Listings Program is set to expand into additional markets this fall following HouseCanary’s recent national agreement with Google. The company plans to provide further information on this rollout in the coming weeks.

This announcement arrives as HouseCanary progresses through its Chapter 11 restructuring. As per the proposed plan, which awaits court approval, HouseCanary aims to emerge from bankruptcy by year-end, ensuring full recovery for all approved creditors. Management considers initiatives like the Google Listings Program and the AI platform vital to its strategy moving forward, while continuing to serve existing customers.
