WOBURN, Mass. — KidsUnited, a national youth soccer organization focused on early childhood development, will open a 2,500-square-foot indoor soccer facility in Woburn on Dec. 4, bringing its structured sports programs for young children to Greater Boston.

The facility, located at 240 West Cummings Park near Interstate 95, will feature an indoor padded-turf field and small-group classes designed for children ages 18 months to 9 years. Programs will be offered on weekday evenings and weekends, with families able to enroll through monthly subscriptions or three-month membership packages.

Founded in New York in 2018, KidsUnited has expanded to more than 55 operating clubs across the United States and Canada, with more than 20 additional locations in development, according to the company.

The organization uses age-specific soccer programs to introduce young children to physical activity while developing motor skills, balance, coordination and athletic ability. Its curriculum also emphasizes confidence, teamwork and responsibility.

Chandra Mohan Manish, co-owner of KidsUnited Woburn, said the West Cummings Park location stood out among the sites considered for the business because of its highway access, free parking and proximity to other businesses serving families.

“We looked at several sites, and West Cummings Park checked every box: easy access from I-95 and I-93, plenty of free parking, and neighbors that already serve young families,” Manish said.

The new facility will join a concentration of family-oriented businesses along Cummings Properties’ Washington Street business corridor. Nearby tenants include Petit Play Café, Royal Treatment Kids Spa, LJB Badminton Club, Conquer Ninja Gym, The Little Gym, Global Children School, Little Folks Day School, Little Sprouts and Puddle Duck Day School.

The location is intended to make classes accessible to families seeking organized activities for young children, particularly those looking for indoor options that can operate regardless of weather.

Flexible space for a growing business

The lease was negotiated by Mike Truesdale, senior leasing director at Cummings Properties, and Sam Carrion of commercial real estate firm Morrow Hill.

Truesdale said the property’s full-service lease structure gives businesses predictable monthly occupancy costs, with building expenses included, allowing operators to concentrate on their core activities.

He also said KidsUnited was attracted by the opportunity to work directly with Cummings Properties’ in-house design team during the facility’s buildout, helping tailor the space to the organization’s branding and operational requirements.

Manish said the collaboration helped simplify the preparation process ahead of opening day.

The Woburn location adds to KidsUnited’s growing network of youth soccer facilities at a time when structured sports programs are increasingly available to children well before traditional school-age athletics begin.

By combining soccer instruction with activities designed around early developmental milestones, the organization aims to introduce children to organized sports in a setting tailored to their ages and abilities.

KidsUnited Woburn is scheduled to open Dec. 4 at 240 West Cummings Park in Woburn, Massachusetts.
