The Novices Handbook to Property Investment
Discovering the Best Real Estate Opportunities
Finding great real estate deals can be tackled in various ways, and the most effective method often hinges on your specific goals and available resources. The Multiple Listing Service (MLS) is an excellent starting point, providing access to a wide range of listings shared by real estate agents. Additionally, networking and utilizing online classifieds like Craigslist or LoopNet can yield favorable results.
For those willing to put in some effort, options like utilizing bird dogs or engaging in direct mail can also prove beneficial. Bird dogs are individuals who identify properties and pass them on to investors, while direct mail involves sending letters or postcards to homeowners within a targeted area.
Networking with fellow investors or participating in real estate investment seminars can also lead to valuable opportunities. Whichever approach you decide on, ensure you conduct thorough research and remain alert for promising deals.
The 25/25/2 Strategy for Securing Deals
The concept is straightforward. We encourage each of you to commit to sending out 25 pieces of mail weekly, making 25 phone calls weekly, and submitting 2 offers each week for real estate deals. This formula lays down a foundation for success. For instance, if you send out 25 letters a week, you’ll reach a total of 1,300 by year’s end. Similarly, 25 phone calls weekly culminate in another 1,300 calls, and 2 offers each week translates to 104 offers in a year.
Let’s break it down. If you’ve curated a mailing list without a pre-existing rapport and your communication is somewhat generic, a 1% response rate is quite good.
From 1,300 mailings at a 1% response rate, you can expect about 13 contacts. Consider the potential value of these 13 leads.
To determine that value, if it costs us $100 to generate a lead that is likely to yield $300 in revenue, our return on investment for that single lead is 300%. Are you tracking the ROI on the leads generated for your business? If not, it’s crucial to do so, as this will guide your future projections.
If we project that dropping 1,300 pieces of mail at $1 each results in $10,000 in revenue, are we making a profit? Certainly! But what if it costs $15 to generate leads from those 1,300 pieces? That totals $19,500 in expenses. If we spend $19,500 to earn $10,000, we’ve incurred a loss of $9,500. Many beginner entrepreneurs overlook the costs associated with lead generation. This is why platforms like Craigslist are favored—it’s a cost-effective avenue of marketing that primarily demands your time investment.
As you advance in your entrepreneurial journey, the value of your time increases significantly. It’s imperative to ensure you are maximizing your return on that time investment.
Reflect on the worth of your time. If you’re engaged in basic tasks that could be delegated to an assistant, you might be squandering your potential.
This acknowledgment is particularly crucial for emerging entrepreneurs. Once upon a time, we managed everything ourselves, but now we have a dedicated customer service team for outbound calls, direct mail, and scheduling. Our primary focus is engaging with you or finalizing deals, so maximizing activities aligned with our core competencies significantly enhances income potential.
What would your core competency be? Everyone has strengths, but very few excel at everything. Are you aware of the value your time offers within your business? If not, you need to pinpoint your specialization and identify your niche. That clarity around your core competencies will set the stage for exponential income growth.
When delivering a focused message that resonates with the market, such as: “Dear homeowner, I’m reaching out because you own your property outright and are residing out of state. I would like to offer you cash quickly,” you can see a significant uptick in response rates.
This targeted message can lead to an impressive response rate, with a strong message matching the market yielding around 10% in return. If I previously received 13 leads from 1,300 pieces but now garner 130 leads from a focused message, the cost per lead becomes dramatically more efficient. This highlights the importance of refining your lead acquisition strategy.
In marketing, it’s the difference between a scattergun approach and strategic targeting. Being specific in your message and choice of market leads to significantly better results.
I’ve learned that by using a focused market message targeting out-of-state homeowners, I can attract more valuable leads, effectively raising the dollar-per-lead metric. Many people seeking real estate investments end up with unproductive leads.
Unsure about the value of your leads? A good indicator lies in the number of successful transactions generated from your monthly subscriptions to lead-generation websites.
Take the time to evaluate how much revenue those aesthetically pleasing yet non-productive sites are actually bringing in. It’s common to see clients investing time and resources only to find their leads yield no profits.
Furthermore, how effectively are you engaging with those leads? Are you making calls, following up, and even sending gifts or offers? Is there a systematic approach in place? If you’re actively engaging, that’s commendable. However, many continue to waste time online without meaningful follow-up.
Don’t mistake activity for productivity. If you’re dedicating three hours daily to emails, letters, and offers without yielding results, assess whether your follow-up efforts are as targeted as they should be. If leads have reached out to you as a result of your marketing efforts, why aren’t you closing more deals?
When you dedicate time to your business, assess what you achieve. Is your work generating revenue? If not, you might merely be a wannabe real estate investor. The divide between those aspiring and those who succeed lies in the ability to convert strategic, targeted leads into profits. This often means confronting fears, whether it’s making those calls, addressing tough questions, or submitting lower offers without letting negative feedback deter you. If you’re not consistently facing rejection, you’re likely not pushing hard enough.
Let’s do some calculations. If I earn from every 10 offers I write and gather 130 leads from my 1,300 mailings, let’s estimate that 25% of these leads warrant offers. Thus, I would write 32 offers, and from those, I aim to close approximately 3 deals. If my target profit on a wholesale deal is $5,000, $15,000 for joint ventures, and $25,000 for solo deals, I could potentially earn $45,000.
Understanding these financial figures is crucial. Only by monitoring your marketing expenses, the number of leads generated, and the respective returns can you effectively increase your operations.
I want to convey that real estate investing can be an exceptionally profitable venture if managed and executed like a genuine business.
Once you grasp the marketing formulas, the process becomes significantly more gratifying as you align the metrics with your income and strategies. With a clear path guided by strategy and formulas, you significantly influence when and how you receive compensation.
To summarize, by earning $45,000 from our mailing of 1,300 pieces and considering a $3,500 investment in outreach, we’ve yielded a net of $41,500. Dividing that by the 100 hours dedicated translates to $415 per hour. Are you achieving that level of income?
If your earnings don’t match, you may not be adhering to the outlined strategy: 25 letters, 25 calls, and 2 offers weekly. If you commit to this regimen consistently, earning $415 per hour is realistic. Now consider how many hours you wish to devote weekly.
If you choose to work 10 hours a week, that amounts to an additional $4,150 weekly. Extend that to a 20-hour month for $8,300, and full-time input doubles that to $16,600 a month. Over a year, that’s a remarkable $199,200.
I assure you, there’s no one who wouldn’t appreciate such figures. Though some may find it on the lower end, consider this: with $199,200, you could employ three staff members at $40,000 each, totaling $120,000 in salaries. That leaves you with a personal take-home of $89,000 annually. Can those three employees replicate your work? Multiply the revenue by four for you and your team, and you could be grossing $796,800.
Ultimately, you must excel in two key areas: marketing and sales—not just real estate. The properties are incidental to the business; without new leads and ringing phones, it doesn’t matter what you’re selling. Focus on obtaining customers as your primary concern.
Always prioritize effective marketing, the lifeblood of your business.
