Oak Harbor Village Square spans 53,493 square feet across three buildings and includes retail, restaurant, service and residential space.

EXETER, R.I. — Marcus & Millichap (NYSE: MMI) has exclusively listed Oak Harbor Village Square, a mixed-use property at 567 South County Trail in Exeter, Rhode Island, for sale at an asking price of $9.6 million.

The 11.52-acre property comprises 53,493 square feet across three buildings and features a mix of retail, restaurant and service-oriented tenants, along with five residential apartments. Built in 2005, the property has undergone more than $880,000 in capital improvements, including roof and HVAC replacements and apartment renovations.

Thomas Shihadeh, Rhode Island broker of record for Marcus & Millichap, is leading the exclusive marketing campaign on behalf of the seller. Adam Cohen is working in association with Shihadeh from Massachusetts.

“Oak Harbor Village is an exceptionally well-maintained shopping center in the heart of an affluent community,” Cohen said. “Its position as the dominant center in the market limits competition and helps stabilize the largely service-oriented tenant mix.”

The property is situated along Route 2, one of the primary commercial corridors serving Exeter and surrounding South County communities. Its location provides access to Route 102 and Interstate 95, connecting the property to nearby markets and regional transportation routes.

Exeter is located near the University of Rhode Island’s flagship campus in Kingston and approximately 25 miles southwest of Providence. The property’s combination of commercial and residential space places it within a regional market serving local residents, businesses and the surrounding university community.

Oak Harbor Village Square’s existing tenant mix, residential component and history of capital improvements are central features of the offering as Marcus & Millichap markets the property to prospective investors.

Marcus & Millichap specializes in commercial real estate investment sales, financing, research and advisory services, working with investors and property owners across a range of asset types.
