NASHUA, N.H. — Marcus & Millichap (NYSE: MMI) has announced the repricing of its exclusive listing at 170-186 Main St. in downtown Nashua, New Hampshire, with the mixed-use property now being offered for $7.569 million.

Adam Cohen, Emerson Laundry, John Craig and Tanner Proper of Marcus & Millichap are leading the exclusive marketing campaign on behalf of the seller, working in association with Thomas Shihadeh, the firm’s New Hampshire broker of record.

“This two-building offering in downtown Nashua provides exceptionally stable income, dedicated on-site parking, and thriving first-floor retail tenancy,” said Adam Cohen, senior director of investments at Marcus & Millichap. “It is the property to own if you want to be in this market.”

Known locally as the Chase Building and the Professional Building, the offering consists of two contiguous buildings constructed in 1908 and 1939, respectively. The property encompasses 37,504 rentable square feet on a 0.59-acre lot and combines residential, office and retail uses.

Located in the heart of downtown Nashua, the property is surrounded by local shops and restaurants and is near several of the city’s cultural and community destinations, including the Nashua Center for the Arts, Southern New Hampshire Medical Center and the Nashua River.

The combination of residential units, office suites and ground-floor retail provides multiple income components within a single downtown offering. Dedicated on-site parking and access to nearby amenities further distinguish the property within Nashua’s urban core.
