Wait. Why do you have to sign an agreement with a real estate agent before seeing a house? There have been a lot of changes in the real estate industry. The biggest is how the agent is being paid when representing a buyer.

These agreements are required due to buyers now being responsible for the commission of the agent that they choose to represent them. It protects the buyer as much as it protects the agent. It puts everyone in the potential transaction on the same page.

  1. It is better not to sign any agreement before checking it by a lawyer. Especially if you do not understand what is in an agreement. You just can not rely on the honesty of a realtor or people financially interested in you or your deal. It can be a scammer.

  2. It's not good, B.S, the seller should be paying the expenses to his or her agent not the buyer. The buyer should just get an Attorney for closing. If a sellers agent wants you to sign the form tell them no thanks and walk away. People need to push back, it's greed.

  3. Prior to touring a house for sale, you are supposed to be financially "Pre-Approved" by your agent to show that you are able to afford the house. Why? Sellers, and R.E. agts. do Not want to waste their time on showings to people who don't have the money to buy the house. I am a former R E agt. and we were trained to make sure prospects had the necessary funds and income to afford the house we were showing …otherwise, it was a waste of our time. Get yourself Pre-approved by a mortgage lender before looking at houses … or it is a waste of your time as well, right?
