Zumper has released its January 2026 National Rent Report. The median rent for a 1-bedroom apartment came in at $1,503 (down 0.1% month over month), while 2-bedrooms averaged $1,879 (up 0.2%). Zumper CEO Anthemos Georgiades said the rental market remains largely stalled, reflecting both economic uncertainty and typical winter seasonality. He noted that while new supply is expected to ease in 2026, any rent rebound will vary by market—places that have already absorbed surplus inventory could recover more quickly. The spring leasing season should provide clearer direction.
